It's easy to Plan A Building ...

  STEP 1
Involve the client.

STEP 2
Define size and shape of the building. In many cases no sketch or graphic is needed other than what you have in your mind. The simple description of so many bays in each direction with so many floors in height describes the typical box like building. Add set backs at different floors and buildings shaped like the Empire State Building can be modeled. Other details can be descriptive.

But if necessary make a simple sketch interpreting client's vision. Avoid detail. Don't lock yourself or the sketch into pre-conceived ideas that may prove economically a bad choice. Be prepared to look at several models. Let Internal Rate of Return guide the choice. Remember, your client is interested in making money not pretty pictures. If pictures are needed have an "RSMeans Square Foot Costs" handy. The pictures are better than most of us can make and are cost related.
 STEP 3
Take a few minutes to input data into 5 forms:

Concurrently open a previously prepared cost file. Cost files are pre-prepared to reflect the purpose and degree of luxury of a building. Cost files work within a relational data base system and "stretch" to fit changes in building parameters.
STEP 5
Click compute command. Structural feasibility is confirmed if no OVER-STRESSED members are listed near bottom of Form9 in which case DISPLAY of COST, REVENUE and INTERNAL-RATE-OF-RETURN are valid. If over-stressed members appear click onto pink "REFRESH LIST BELOW" at Form9, find offending condition and take corrective action.
 
STEP 6
Work with client during input and computation. Explain output results to client. Point out data that is more in client's expertise and over which he/she has control such as space rental rates and percent utilization. Request suggestions for editing. The more the client is involved the more convinced the client will be. Edit and Click APPLY - 1 to recompute.
 
  STEP 7
Intuitively you will be listening to the client's reaction, reading his/her demeanor while making an effort to qualify this project and client relative to other business opportunities.

If you have difficulty in getting a "reading" it may be you are not dealing with the real buying authority or the request itself is "weak". But if the numbers are good and your client not responsive it won't do a bit of harm to simply ask for the order, or ask what he/she thinks of the numbers.

If you confirm the response to be negative, pay for the coffee and leave. You may have lost a little time, but freed yourself to prospect other opportunities.
